This ranch is a first time offering to the public. Available is 2200 +/- acres of a 3000 acre ranch in McLennan County just a few miles from Waco. Well diversified property along the Central Flyway offering large open grain fields surrounded by large blocks of woods. Superior duck, sandhill crane and occasional years of quality goose hunting. An abundance of attractive water sources with flooded sloughs through oat fields, native pasture sloughs and a 12 +/- acre lake.

Nine seperate oat fields make up approximately 1100 acres of the property bordered by heavily wooded perimeters and 6 large blocks of woods making up approximately 800 acres of adequate deer and hog bedding habitat. The remaining land is in native grass and forb vegatation. Quality deer hunting producing big, unique, nontypical, bottomland bucks. This is trophy deer hunting. This is not the hill country where you will see 15-20 deer per set up but this area does produce big, trophy free range bucks. Accomodations include a 1600 +/- sq ft House and barn overlooking the 12 +/- acre lake. This property has not been previously leased and a large portion has not been hunted.
